The short answer

In 30 seconds

Use Meta to reach buyers in their home countries before they start searching, with one ad set per country and language. Lead with the lifestyle and the area, not the floor plan. Use a lead form with one or two qualifying questions, and reply fast, in their language. If your ads reach the United States or Canada, Meta's housing rules apply and much of the usual targeting disappears, so plan for that.

What Meta is for in real estate

Meta is not where buyers go to find a property. It is where they spend time while they are still thinking about it. That gives it three jobs:

  • Reach future buyers in their home countries, months before they book a viewing trip.
  • Retarget people who visited your listings and left without getting in touch.
  • Promote launches and exclusives, such as a new development or an off-market villa, to an audience that already knows you.

It works best alongside Google, not instead of it. Google catches the demand; Meta creates it. We compare the two in Google Ads vs Meta Ads for the Portuguese market.

Targeting buyers abroad

Start from where your buyers actually come from. For the Algarve, that usually means the UK, France, Germany and Ireland; for Lisbon, the US and UK; for Porto, France; for Madeira, Germany and the UK (based on idealista's 2025 foreign-search data). Then:

  1. One ad set per country, so you can see which market brings real buyers and move budget accordingly.
  2. Ads in the buyer's language. A French buyer scrolling in French will not stop for an English ad about Porto.
  3. Broad audiences, strong creative. Meta's algorithm finds buyers better from good creative and conversion data than from narrow interest stacking.
  4. Custom audiences from your own data: website visitors, people who watched your property videos, past enquiries. These are your best retargeting pools.

The housing ad rules

Meta treats housing as a Special Ad Category. Where it applies, notably for ads that run in or target the United States and Canada, it removes age and gender targeting, postcode-level location targeting and lookalike audiences, and limits detailed targeting. Meta also applies housing rules in some other countries, and the list changes.

Check in Ads Manager before you launch. If you sell to American or Canadian buyers, declare the Special Ad Category and build those campaigns knowing the targeting will be broad. Ads that should have been declared get rejected, and repeated rejections can restrict the account.

Creatives that work

  • Sell the life, then the house. The beach at 8am, the walk to the village café, the view from the terrace. The floor plan comes later.
  • Short vertical video of the property and the area, filmed properly. Phone footage of empty rooms does not compete with lifestyle content.
  • Show the price or a price band. It filters out people who would never buy, which saves you time on the phone.
  • Answer the foreign buyer's questions in the copy: distance to the airport, English-speaking team, help with the buying process.

Lead forms vs landing pages

Meta's instant forms bring more leads at a lower cost, because the buyer never leaves the app. They also bring more people who tapped without thinking. Landing pages bring fewer, more deliberate enquiries. For real estate, we usually start with a lead form and add friction on purpose:

  • A "higher intent" form with a review step before submitting.
  • One or two qualifying questions: budget band, timeframe, "are you planning to visit Portugal in the next six months?".
  • A clear privacy notice, as required under the GDPR.

Then answer within the hour, in the buyer's language. A lead from an instant form forgets they filled it in faster than one from a landing page.

Measuring it properly

Leads are not the goal; viewings and sales are. Track the leads in your CRM through to viewing and offer, and send that information back to Meta through the Conversions API. Once Meta knows which leads became viewings, it starts finding more people like them. Without that loop, it optimises for people who like filling in forms.

And keep the timescale realistic. A buyer reached in March may book a viewing in June and complete in October. Judge the channel on quarters, not weeks.
